RICS HOMEBUYER REPORT

The RICS Homebuyer Report is designed to be a health check for a building taking the surprises out of buying a new home. 


You should choose a RICS (Royal Institution of Chartered Surveyors) HomeBuyer Report if you would like more extensive information when buying a conventional house, flat or bungalow, which is built from common building materials and is in reasonable condition, and you would like information and advice on construction, condition and repairs. 

WHAT DOES IT INCLUDE?

This survey will cost more than some other types of survey but it will give you more detail on the state and condition of the property, which you’ll find of great value when assessing if it’s the right property for you.

The Report includes:

  • An extensive inspection of the property by a RICS surveyor
  • An insurance reinstatement figure for the property
  • A list of problems that the surveyor considers may affect the value of the property
  • Advice on repairs and ongoing maintenance
  • Issues that need to be investigated to prevent serious damage or dangerous conditions
  • Legal issues that should be addressed by your conveyancer
  • Information on location, local environment and the recorded energy efficiency (where available).

THE REPORT

The report is in a standard format and uses a clear ‘traffic light’ ratings system:

CONDITION RATINGS
 
Condition rating 3
 
Defects that are serious and/or need to be repaired, replaced or investigated urgently. 

Condition rating 2 
Defects that need repairing or replacing but are not considered to be either serious or urgent. The property must be maintained in the normal way. 

Condition rating 1 
No repair is currently needed. The property must be maintained in the normal way. 

NI 
Area not inspected with explanation as to the reasons.

A property valuation is the same level of inspection used by mortgage lenders when deciding to offer a mortgage using the property as security.


The report is designed to identify serious defects and issues that will affect the value of a property. 


Property Valuations provide a limited inspection and are designed for modern properties in good condition.
